Pine Haven’s town council has passed the updated ordinances governing subdivisions after hearing from their ordinance committee, which has been diligently working on updating this particular chapter of ordinances for number of months.
This update is extremely timely due to the interest and actual platting that has been set in motion by three potential developers including C Bar, Knotty Pine and Waters within town limits.
As with so many ordinance compilations adopted by smaller communities decades ago, a clear and comprehensive update is now needed. According to committee chair Chris Bingham, who has been working closely with town attorney Pat Carpenter on this endeavor, the old codes included unclear verbiage, outdated submittal processes for platting, ambiguous building codes as well as easement and road requirements that, over time, have created issues with which the town council has had to deal.
The updated laws also deal with the dangerous problem of the radius of ingress and egress for first responders to be able to maneuver the large trucks and tools with which they work within the developments.
Bingham and Carpenter have also clarified and improved the codes governing the actual conduct of the subdivision as a body, “To better protect the town and the citizens, both in the new subdivision and the existing neighbors of the new subdivision.”
