NOTICE IS HEREBY GIVEN that the Town of Moorcroft, Wyoming (“Town”) will accept sealed bids for the purchase of the following surplus real property: Lots 8, 9 and 10, Block 3, Original Town of Moorcroft, Crook County, Wyoming, 122 South Big Horn Avenue (former VFW Lodge), together with all improvements and fixtures thereon and appurtenances appertaining thereto (“Lots”). The Lots and all improvements and fixtures thereon and appurtenances appertaining thereto will be sold in “AS IS” and “WHERE IS” condition, and arrangements to inspect the improvements and fixtures can be made by contacting the Town administrative office at 104 N. Big Horn Avenue, Moorcroft, Wyoming, (307) 756-3526. The Lots will be sold together, payable in cash at closing. The Lots will be sold to the highest bidder whose bid meets or exceeds the minimum bid. The Lots will be sold subject to restrictive covenants limiting the use and occupancy of the Lots to light commercial/business, and regulating the placement and use of off-site manufactured buildings or structures on the Lots. Conveyance shall be by warranty deed containing the restrictive covenants, a copy of which shall be available for inspection during business hours in the Town administrative office located at 104 N. Big Horn Avenue, Moorcroft, Wyoming 82721. Bidders should inspect the warranty deed before bidding. Bids must be submitted to the Town administrative office at 104 N. Big Horn Avenue, Moorcroft, Wyoming 82721 in a sealed envelope marked “VFW Lots” no later than 5:00 p.m. on April 13, 2020. Bids will be publicly opened by the Town at 7:30 p.m. on April 13, 2020 in the Town Council Chambers located at the above address. Bids must specify the amount bid, the name, address and telephone number of the bidder, be signed by the bidder, and be accompanied by a cashier’s check payable to the Town in the amount of 5% of the bid amount (“Bid Bond”). If the successful bidder fails to close the purchase of the Lots within thirty (30) days from bid award, the successful bidder will be deemed to have forfeited the right to purchase the Lots, and the Town shall be entitled to retain the successful bidder’s Bid Bond as liquidated damages for failure to complete the purchase of the Lots. The closing agent shall be First American Title in Sundance, Wyoming. Town shall provide the successful bidder with owner’s title insurance for the Lots in the amount of the successful bid. The closing agent’s fee and closing costs shall be paid 50% by Town and 50% by the successful bidder. All bidders submitting bids for the Lots shall be deemed to have agreed to the terms contained in this Call For Bids and in the warranty deed available for inspection as provided above. The Town reserves the right to cancel this Call For Bids or reject any or all bids. Preference will not be given to resident bidders.
