NOTICE is hereby given by Sundance State Bank, a Wyoming banking corporation, that default has occurred under the terms of that certain Mortgage (“Mortgage”) which secures the payment of indebtedness due to Sundance State Bank and which Mortgage is a lien upon the following-described real property, together with improvements thereon and appurtenances appertaining thereto, situate in Crook County, Wyoming (“Mortgaged Property”), to wit:
Lot 1 of Suchor Subdivision to the Town of Pine Haven, Crook County Wyoming according to the plat thereof recorded May 29, 2007 as instrument number 588371, also known by street address as 128 Pine Haven Road, Pine Haven, Wyoming; in which Robert A. Suchor and Donna Suchor are the mortgagors and Sundance State Bank is the mortgagee and which Mortgage is dated May 27, 2011 and recorded on May 31, 2011 in Book 506 of Photos at page 544 in the Office of the County Clerk in and for Crook County, Wyoming.
Said Mortgage contains a power of sale which by reason of default thereunder Sundance State Bank, as mortgagee, declares to be operative. No suit or proceeding has been instituted at law to recover the indebtedness secured by the Mortgage, or any part thereof. The amount(s) of the indebtedness due to Sundance State Bank upon the obligations secured by the Mortgage (principal, interest, late fees and other amounts, if any) as of the date of first publication of this Notice is $268,038.73, to which will be added the costs and expenses of foreclosure (including reasonable attorney’s fees), interest, and such other amounts accruing after the date of this Notice as allowed by law or pursuant to the terms of the Mortgage.
Sundance State Bank as mortgagee will have said Mortgage foreclosed as by law provided by causing the Mortgaged Property above-described to be sold at public venue by the Sheriff (or Deputy Sheriff) in and for Crook County, Wyoming to the highest bidder for cash at 10:00 a.m. on March 16, 2020 at the front door of the Crook County Courthouse located at 309 Cleveland Street, Sundance, Wyoming. The amount(s) due to Sundance State Bank secured by the Mortgage shall be announced at the time of sale.
The property being foreclosed upon may be subject to other liens and encumbrances that will not be extinguished at the sale, and any prospective purchaser should research the status of title before submitting a bid.
